Office Maintenance Technician/Handyman (OMT) Temp to Perm
Salary: 19k-23kLocation London WC1
JOB DESCRIPTION: REPORTS TO Head of Facilities. DEPARTMENT: Facilities.
JOB PURPOSE: To provide a maintenance and security service to the partnership to ensure the smooth running of the office. PRINCIPAL ACCOUNT ABILITIES 1. Air conditioning adjustments 2. Light bulb and fixture changing or repairing. 3. Assist with office moves and relocations, in particular the specification and installation of electrical wiring and security systems. 4. Adjustments to cupboard layouts. 5. Deal with ad hoc projects. 6. Repairs or adjustment to doors and replacement of ceiling tiles. 7. General maintenance jobs as and when required. 8. Painting and decorating. 9. Water leaks and unblocking and repairing of WC’s. 10. Occasional Security/Housekeeper cover, to including one weekend each month.
More info: 1) Full time individual at 35 hours a week. 2) To work one weekend a month, covering security. 3) When working the weekend to work 3 days during the week. 4) Working hours during the week to be fairly standard – 9.15am – 5.15pm but flexibility shall be given to the type of work that the successful individual is going. For example, noisy work may mean earlier mornings are better.
DEPARTMENT OVERVIEW: There are 11 offices in total and approximately 350 staff and 60 partners firmwide. There are approximately 200 staff and partners in the London office.The Facilities department is based within the London office and the department is responsible for the smooth running of the building and all aspects of maintenance and office services on a day to day basis, including allocation of space and resources. Archiving, post room, ordering of stationery and office equipment, provision of catering, WP service and reception are all dealt with within the Facilities department, which is also responsible for Health and Safety, firmwide insurance and the car fleet. Members of the Facilities department are required to be flexible in their working hours and to cover for each other during periods of absence and provide support to one another, in any area of the department, where necessary.
JOB CONTENT: The OMT should highlight any important or urgent problems or queries and meet regularly with the Facilities Supervisor to ensure both are abreast of all aspects relating to the maintenance of the building. In order for the OMT to be fully efficient, they will need to arrange their time through sensible diary planning and to decide upon the urgency and priority of the work they are given and make decisions on the best way of handling queries.
CONTACTS: The OMT will come into contact with all partners and staff, tenants, clients and prospective clients, contractors, external suppliers, caterers and sales representatives. KNOWLEDGE AND EXPERIENCE: 1. Excellent interpersonal and communication skills. Be able to communicate effectively with the Head of Facilities, partners, members of staff, and with external contacts and suppliers, contractors. 2. Professionalism. Good telephone manner, presentable and able to promote a positive image of the firm and ensure that high standards of work and service delivery is consistently delivered. 3. Self-starter. Ability to use own initiative and work unsupervised. Able to deal effectively with problems and difficult situations, and to respond positively in pressurised situations. 4. Flexibility to work as part of a team and work hours to suit projects and adapt easily to a variety of situations. 5. Attention to detail is important in all aspects of the roll, and be able to identify changes and improvements needed in the service provided. 6.Time management skills. Able to prioritise workloads to ensure deadlines are met and work is planned.
